Smart Property provides property management and sales services to Edinburgh which we are continuing to grow on a daily basis. We aim to provide a five star service, and we are proud that the majority of our new business comes from recommendations from existing clients and tenants.
We work closely with our landlords to ensure we are managing their properties to the best potential, selecting the best tenants, and maintaining the best condition. We pride ourselves on a personal, friendly and professional service and always go the extra mile to ensure the needs of landlords and tenants are not only met, but exceeded.

Our properties range from the small one bedroom flat, to the five bedroom house, and treat every property and every tenancy on its own merit.

Phil Nugent – Director
As Managing Director, Phil brings over 3 decades of experience in property development and an unparalleled knowledge of the Edinburgh real estate market. Having lived in the city all his life, Phil has an in-depth understanding of Edinburgh’s neighborhoods, property values, and investment potential, making him a go-to expert for buyers, sellers, and landlords. With a strong background in property development, Phil takes a strategic, investor-focused approach to estate agency, ensuring clients receive expert guidance and tailored solutions. Under his leadership, Smart property has built a reputation for excellence in sales, lettings, and property investment services. Outside of property Phil enjoys running and is often seen trying to improve his golf! Phil is always available to chat anything property and advise on potential investment opportunities.

Kat Usher – Director
As a founder of Smart Property, and the hardest working member of our team, Kat provides the passion and heart to everything we do. With an established reputation and 20 years plus experience, Kat focuses on generating new Lettings and Sales business, and continues to work closely with our existing landlord clients. She also processes all rental and contractor payments, deals with insurance claims and project management and all safety check certificates with support from the team. Kat gets ridiculously excited about refurbishment projects and loves nothing more than completely transforming and unleashing properties to maximise their full potential whether it be for let or to sell. When not working Kat enjoys horse riding, keeping fit and looking for the next property project to get her teeth into.

Susan Whittley – Property Professional
Susan has been part of the team since September 2018 having previously worked in the Industry she returned for more. Susan deals with the processing of all invoices, account queries, processing and dealing with end-of-tenancy notices, processing new move in’s along with carrying out pre-tenancy checks in order to ensure a smooth move in. Always a friendly smiley face in the office. Outside of work, Susan enjoys frequent whisky tasting, daring challenges including climbing mount kilamanjaro and plenty dog walks; beach walks are a favourite. Susan is always happy to help, you can rest assured you are in safe hands.

Beverley Randall – Property Professional
Bev has been part of the team since August 2018 and is responsible for the processing of all Deposits in line with the Safe Deposit Scotland; from the start of a tenancy to dealing with the deposit returns, fine tuning procedures and processes, dealing with any customer complaints, processing new move in’s and carrying out pre-tenancy checks in order to ensure a smooth move in. Bev strives to always go that extra mile. Outside of work she is kept busy with her two little ones who have her running around on a daily basis

Azaia Pearson – Trainee Property Assistant
Azaia became part our small busy team in June 2024; having worked in short term lets he is eager to learn more about the lettings industry as a whole learning each day how quickly and face paced it can be. He is responsible for arranging and processing property routine inspections, being the support to Kat for updating safety certificates, carrying out both property lettings and sale viewings and dealing with various maintenance issues when reported.

Jodie Darrie – Trainee Lettings Assistant
Jodie joined our busy little team also in June 2024; her first job in the property sector having been rural based this job presents new exciting challenges for her. She is responbile for scheduling viewings, carrying out viewings, processing routine inspection reports and organising any maintenance reported issues arising from the routine inspection reports.
